With Intelligence Women’s Private Capital Summit

Kristin spoke at the With Intelligence Women’s Private Capital Summit as a panelist on the Real Assets discussion titled “Are Infrastructure and Real Estate Destined to Become One?”. The panel examined how infrastructure and real estate, historically viewed as distinct segments within the real assets category, are increasingly converging as investment strategies evolve. Both asset classes have long been recognized for their ability to generate stable and consistent returns; however, developments such as the expansion of data centers, the global energy transition, and evolving transportation needs are further aligning the two sectors. The discussion explored whether this convergence could lead to a more integrated investment approach in the future and offered insights into how these trends may influence the direction of investing and the outlook for both asset classes.

iCapital SC Connect 2025

Javier Martin participated in the panel discussion “Charting the Course: A Discussion on Strategies and Taking Action from the CIO Perspective” at iCapital SC Connect 2025. Moderated by Joanna Castro of Credicorp Capital, the session brought together Chief Investment Officers and asset allocators to discuss the evolving investment landscape in Latin America and how investor preferences and product structures are adapting to changing market conditions.
The panel examined shifting allocation trends across the region. Ismael Pérez of Aqua Wealth Management highlighted a clear move among ultra-high-net-worth investors in the Cono Sur, particularly in Argentina, Chile, and Uruguay, away from traditional equity-linked alternative strategies such as private equity and venture capital. Instead, investors are increasingly prioritizing private credit and infrastructure opportunities in pursuit of greater stability and more predictable yields in a higher-interest-rate environment.

Real Assets: Workers are returning to the office. Will investors?

Five years have passed since the Pandemic drove workers from the office to their home and dealt a staggering blow to real estate investors. Workers, under pressure from their company’s leadership, are spending more time in the office. We discussed how that is, of course, a positive for building owners and its effect on reigniting the sector.  We explored whether the has time truly come to jump in and be a buyer in office.  We gave our thoughts on the office segment, particularly trophy office and how they and firms are approaching it, what we expect to see and do in the years to come.

Real estate internationalization: Key strategies to expand your portfolio beyond Colombia.

1 – Why Internationalize? Strategic Reasons to Invest in Real Estate Outside Colombia

Asset protection against local risks (political, regulatory, and currency-related), income diversification and exposure to strong currencies, and access to new markets, sectors, and return dynamics are key strategic reasons to invest in real estate outside Colombia.

2 – Main Destinations for Real Estate Investment from Colombia

The United States (Miami, Texas, New York) stands out for its stability, liquidity, and clear regulations, while Spain and Portugal offer access to Europe, tax benefits, and Golden Visa programs.

3 – How to Invest? Vehicles and Structures for International Real Estate Investment

International real estate investments can be made through direct purchases, real estate funds, REITs, or co-investment developments, as well as through structures such as trusts, LLCs, and offshore entities that provide tax efficiency and legal protection.

4 – Legal and Tax Considerations for Colombians Investing Abroad

Colombians investing abroad must consider the declaration of foreign assets before DIAN (Colombia’s tax authority), issues related to double taxation, wealth tax management and worldwide income taxation, as well as international estate and inheritance planning.

5 – Global Real Estate Trends: Emerging Sectors for Latin American Investors

Emerging sectors include multifamily, self-storage, hospitality, senior housing, and student housing, along with sustainable investments and projects with an ESG focus.

6 – Risks and Best Practices in International Real Estate Investments

Best practices include conducting thorough due diligence in international markets, ensuring proper asset management from Colombia including administration, leasing, and maintenance, and carefully selecting reliable partners, brokers, and advisors abroad.

The Future of Global Alternatives

We discussed the rapidly evolving landscape of global alternative investments, with a particular focus on real estate as a core component of diversified portfolios.

Panelists examined both the opportunities and challenges facing investors in today’s market environment. From shifting macroeconomic conditions and interest rate dynamics to regulatory changes and cross-border complexities, the conversation highlighted how global factors are reshaping investment strategies.

A key focus was the role of real estate within alternative investments—including how it can provide income generation, inflation hedging, and portfolio diversification. The panel explored sector-specific trends, geographic considerations, and the importance of disciplined underwriting in identifying resilient assets across cycles.  In an increasingly complex global environment, real estate remains a compelling alternative asset class—offering both stability and growth potential when approached with informed strategy and long-term perspective.

The discussion also addressed strategies for mitigating risk, emphasizing diversification across markets and asset types, rigorous due diligence, and strategic capital allocation. Panelists shared insights on how investors can position themselves to capitalize on emerging opportunities while thoughtfully navigating economic uncertainty. We also discussed the democratization of Alternatives.
